Where is Pandirna
You can find a tiefling girl in the Emerald Grove - this is a closed area where you will find yourself in Act 1 of the game. While chasing one of the rats in this location, you will find a wooden warehouse (X:212 Y:580), in which Pandirna is located.
To get inside, pick the lock and a manual dexterity check [KS 10]. Be careful, there are guards walking around who may notice the heroes. 
In the room you will see Pandirna, who is guarding a chest from the pantry. The girl is paralyzed and cannot walk. 
What happened to Pandirna
As soon as you enter the warehouse, the paralyzed Pandirna will begin to scream at the heroes and drive them out of the room. You can use one of the following options [KS 10]:
- [Insight] Peer into her face and try to understand what’s wrong with her - with a successful check, Pandirna will allow you to stay in the warehouse, but will not allow you to touch objects.
- [Persuasion] Don't worry, I'm on an errand - if successful, the girl will allow you to stay in the warehouse, but will not allow you to touch anything. If you fail, you can choose another answer.
- [Deception] I won’t leave, sorry. Now I’m in charge of everything here - if you successfully check, you can freely open the chest that Pandirna is guarding. If she fails, she will call security.
- [Intimidation] Shut up. One more word - I'll break your neck - will allow you to stay in the warehouse, but it will be impossible to open the chest.
If you choose "I'm just looking around", be prepared for Pandirna to ask the heroes to leave, and then call the guards. Attacking a girl will have a similar effect. 
In the conversation, Pandirna will tell you that the potion of Aunt Ethel, who sells “cooking poultices,” is to blame for everything. It adds courage and strength, but the girl was unlucky - a side effect worked, and now she is paralyzed and cannot walk.
How to get Rat Treasure in BG3
There are several ways to get the rat treasure, which is stored in the chest behind the girl's back. You can go into the warehouse and close the door from the guards, and then deceive Pandirna, steal, heal or kill her.
Fool Pandirna
The first way is to use Deception when talking to Pandirna. If the check is successful, you will be able to inspect the warehouse and open the chest that she is guarding.
Rob Pandirna
The fastest way to get to the treasure is to rob the girl. Close the warehouse door from the inside, so that when Pandirna calls for help, no one will hear her. You will be able to freely pick up the key to the office and other contents of the chest.
You can also use the “Cloud of Fog” skill, the room will be enveloped in thick clouds and Pandirna will not notice the heroes - the treasures from the chest will be available without critical consequences.
Heal Pandirna from paralysis
Once healed, Pandirna will move, creating a blind spot near the chest. You can use the character with the highest stealth rating to sneak up behind the girl and open the chest. Be careful, as Pandirna can still call the guards.
How to cure Pandirna in Baldur's Gate 3
To save Pandirna from paralysis, you will need a potion or scroll of Low Restoration. Other healing spells will not work. Please note that if you cure the girl, she will still not allow you to touch surrounding objects, unless you deceived her.
Is it worth healing Pandirna?
This decision depends on which path you are going to take. If you are leaning towards the side of evil and want to steal a location, then you should not treat Pandirna, you will not receive a reward for this, but you may end up in a fight with the guards. If the side of good is closer, use a potion or scroll of restoration. Pandirna will get to her feet and allow you to wander around. If you chose deception in the first dialogue, you can freely take everything that is stored in the warehouse. The treasure chest contains gold and a key to the alchemist's cabinet located nearby. 
Various potions and other valuable items are hidden in the locker.

I managed to do it on a druid. As stated, with lower restoration, however, I didn't have it on the and had to look for it (hotkey k(l)). I just started playing.
Another problem appeared: in the first part of the dialogue I chose deception, as advised, but despite this, I can’t touch anything in the storage room - the guards come running... and I know that I can throw something like fog and quickly click on the portal on the map, but won’t my relationship with the tieflings be ruined because of this unfortunate set of flasks?..
